Shani (Saturn) Saturn in an unfavorable placement tends to bring delays in legal matters, long court proceedings, and complications in settling property titles. Its Dasha or Antardasha can be a period when property-related conflicts surface or intensify.

Mangal (Mars) Mars is the Karaka of land. If Mars is weak, debilitated, or placed in a Trik house with malefic aspects, it can create aggressive disputes, conflicts with relatives, or legal battles over plots and buildings. Mars in certain Nakshatras like Ashlesha or Moola, combined with 4th house affliction, is something I pay careful attention to.

Rahu Rahu in the 4th house or aspecting the 4th lord can bring unexpected and complicated property situations - including cheating, misrepresentation in transactions, or sudden disputes from previously settled matters.

D4 Chart (Chaturthamsa) Beyond the main birth chart, I also examine the D4 chart - the Chaturthamsa divisional chart - which is specifically used in Vedic astrology for detailed study of property, land, and house matters. This chart often reveals nuances that the main Kundli alone may not show clearly.

How I Work with Clients on Property Matters

For Saturn (Shani) Affliction

  • Chanting the Shani Mantra: Om Sham Shanicharaya Namah on Saturdays
  • Offering mustard oil and black sesame seeds at a Shani temple
  • Reciting Hanuman Chalisa, especially on Saturdays

For 4th House Strengthening

  • Chanting Om Hreem Dum Durgayei Namah 108 times to seek the blessings of Goddess Durga, who represents stability and protection in classical texts
  • Reciting Durga Saptashati during Navratri

For Rahu Affliction

  • Recitation of the Rahu mantra and specific Shanti Puja as per the Kundli
  • Vastu corrections in the Southwest corner of the property if needed
I also look at whether a Griha Pravesh Puja or Bhoomi Puja has been performed properly, as these are traditional Hindu rituals associated with establishing a positive foundation for a property. In many cases where clients have skipped these, I recommend completing them.
